How Insurance Claims Work for Water, Fire, and Mold Damage in Arizona

Sudden and accidental is the phrase that matters

Most homeowner policies cover water damage that is sudden and accidental, like a burst pipe or a failed appliance. Damage from gradual leaks that went unaddressed for a long time is often treated differently, sometimes excluded, which is part of why documenting when you discovered an issue matters.

What adjusters actually want to see

Photos of the damage before anything is moved or cleaned, a clear description of what happened and when it was discovered, and an itemized scope of the mitigation and repair work. Most of what we do on day one, extraction, moisture readings, and photo documentation, exists specifically to support this part of the process.

Fire claims move differently than water claims

Fire claims usually involve a larger scope and more parties: your insurer, sometimes a public adjuster, and the fire department report itself. Expect this process to take longer, and expect a more detailed contents inventory to be part of it.

Mold coverage is the one to check closely

Mold coverage varies more than water or fire coverage does. Some policies cover mold that results directly from a covered water loss but cap the amount, while others exclude mold except under specific conditions. If you are dealing with a mold issue, this is worth a direct call to your agent before assuming coverage either way.
